Overview

The Real Estate Manager will open profitable new store locations in designated trade areas in accordance with the annual corporate plan. The ideal candidate will have seen multiple sites from initial sourcing to completion for a medium to large regional chain - preferably in the retail space.

Responsibilities

  • Identify best potential sites in targeted trade areas. Research to include trade area mapping, competition, traffic patterns, population density and trends, demographics, activity generators, and area development trends
  • Research potential sites’ availability, development viability, ownership, and zoning and prioritize with the Director of Real Estate
  • Work with team to develop functional site layouts and perform due diligence
  • Complete economic evaluation of the targeted sites to include operations sales projections, construction and soft cost budgets, and pro forma.
  • Prepare site approval packages for presentation to Real Estate Committee
  • Outline terms of contracts with approval of department leadership
  • Negotiate contract terms with support from external Real Estate counsel
  • Manage the site plan approval and permitting process for all new sites including public testimony at municipal hearings and presentation to applicable authoritites
  • Pursue new site prospects through brokerage community and in-person road work
  • Coordinate and collaborate with corporate partners in Operations, Legal, Finance, and Construction departments
  • Manage additional projects and provide analyses, as needed

Qualifications

  • Bachelor degree with focus on, Business, Engineering or related experience preferred
  • Minimum of 5 years real estate experience preferred
  • Must have experience providing testimony in municipal public hearing setting
  • General knowledge of the legal principles of real estate transactions
  • General knowledge of the construction practices and environmental issues associated with site development
  • Experience with TAS - Trade Area System software, or other comparable trade area mapping software preferred
  • Working knowledge of Excel, Word, PowerPoint, Teams, and Outlook
  • Must have strong Real Estate market knowledge in NY and NJ
  • Must be detail-oriented with the ability to meet timeliness deadlines
  • Must have strong written and verbal skills and be able to communicate effectively within all levels of the organization
  • Ability to handle a full range of project involvement and multiple priorities/deadlines
  • Must be a self-starter, self-disciplined, and effectively manage time
  • Familiarity with contract negotiations and the municipal approval process is required
